No sold listings exist yet since this dropped yesterday, so there are no comps to point to. What we can evaluate is the structural setup: officially licensed merchandise, a hard expiring order window, demonstrated demand in the form of a backorder, and the kind of viral absurdity that drives people who missed the window to pay up on the secondary market. The Silent Hill 2 remake was a significant cultural moment in gaming, and that fanbase is large and engaged.
